Individuals or professionals: who does best in Brussels?
Published on 29 October 2026
47.7% of active Brussels homes belong to a host with a single listing. Multi-listing hosts book more nights at the same price.
We grouped active entire homes by the number of listings their host manages.
| Group | Homes | Median rate / night | Nights booked (median) | Gross revenue / year (median) |
|---|---|---|---|---|
| 1 home | 1,156 | €142 | 114 | €15,600 |
| 2 to 5 homes | 767 | €141 | 174 | €22,100 |
| 6 to 20 homes | 356 | €138 | 147 | €17,800 |
| more than 20 homes | 146 | €139 | 180 | €24,400 |
The market is still mostly individuals
1,156 of 2,425 homes (47.7%) are offered by a host who manages only one. Hosts with more than 20 listings, generally management companies, account for just 6.0%.
Same price, more nights
The median rate is almost identical in every group (from €139 to €142). But multi-listing hosts book more: 174 nights for those with 2 to 5 homes and 180 for those with more than 20, against 114 for a single-home host. Responsiveness, an always-open calendar and day-by-day pricing: organisation makes the difference.
The takeaway
An individual owner can get the same results by working like a professional: reply within minutes, keep the calendar open, adjust prices and deliver spotless cleaning between every stay.
