Amenities: which ones go with the best revenue?

Self check-in, dishwasher, air conditioning, parking: median gross revenue of Brussels homes with and without each amenity, and how to read the gaps.

For each amenity, we compare the median gross revenue of Brussels homes that list it with those that do not.

Read these gaps with caution

These figures show an association, not an effect. Homes that list self check-in (€25,000 vs €11,500) or a coffee machine (€20,900 vs €10,400) are often run more professionally overall: complete listing, good photos, managed pricing. A key box alone will not double your revenue.

What we can still learn

Self check-in shows the largest and most logical gap: it allows late arrivals and last-minute bookings, two important sources of nights in Brussels. A dishwasher and a workspace serve multi-night stays and business travellers.

Parking, the counter-example

Homes with free parking earn less (€15,300 vs €18,500): they are mostly located far from the centre. Location outweighs equipment.
