One in five listed homes no longer books: the real size of the competition

Published on 29 October 2026

In Brussels, 750 listed entire homes received no review in twelve months (21.4%). The real market is smaller than it looks.

The number of listings visible online overstates the competition. Some homes stay listed without hosting anyone: an owner who changed their mind, a closed calendar, a home let long-term instead.

What it means for a new owner

In Brussels, of 3,509 entire homes listed, 750 received no review in twelve months. Real competition happens among active homes, the ones all figures on this site are based on. Counting listings in a neighbourhood to judge whether it is "saturated" leads to the wrong conclusion.

And for an owner already listed

A home without reviews for several months loses visibility: platforms promote listings that convert. If yours is in that situation, reviving it means new photos, an introductory price and wide availability for a few weeks, long enough to collect fresh reviews.
