Method and sources
Every figure on this site is computed from public data. Here is exactly which data, and what we do with it.
The source: Inside Airbnb
Inside Airbnb is an independent project that collects and publishes the content of rental listings visible online, city by city. The files used here are those for Brussels (scraped on 20/09/2026), Antwerp (23/09/2026) and Ghent (22/09/2026), published under Creative Commons Attribution 4.0 International. This site has no connection with Airbnb.
Homes included
- Entire homes only (no rooms in a shared home, no hotel rooms).
- Active homes only: at least one review received in the last 12 months.
- Nightly rate between €1 and €2,000, to exclude input errors.
Result: 2,425 homes in Brussels out of 4,850 listings, 1,370 in Antwerp out of 2,463, 717 in Ghent out of 1,367.
The indicators
- Nightly rate: the rate shown on the listing when the data was collected, excluding cleaning and service fees.
- Nights booked per year: an estimate published by Inside Airbnb, based on the number of reviews, a review rate per stay and an average length of stay, capped at 255 nights a year. It underestimates homes whose guests leave few reviews.
- Gross annual revenue: nightly rate multiplied by estimated nights booked, before platform fees, cleaning, commissions and running costs.
- Median: half the homes are above, half below. More robust than an average, which a few luxury homes are enough to pull up.
- Range: the middle half of homes (between the first and third quartiles).
Publication thresholds
A municipality gets its own page from 20 active homes, a neighbourhood in Antwerp or Ghent from 25; a home size is broken down from 10. Below that, the calculator uses city-wide figures and says so.
Seasonality
Each month's share is computed on reviews published over the last 24 complete months (2024-09 to 2026-08): 163,433 reviews in Brussels, 61,108 in Antwerp and 46,784 in Ghent.
Analysis
Our analyses compare groups of active homes (superhosts or not, review score, minimum stay, listed amenities…). They show associations, not effects: each page states what the gap can and cannot tell you.
Limits
These figures describe the market, not a particular home. Two neighbouring flats can perform very differently depending on their condition, photos, reviews, pricing and host responsiveness. Other booking platforms are not included.
